The finalists of our Builders Awards, as determined by our nominating committee, are honored here. The winners, chosen by our esteemed panel of judges, were announced live at an in-person celebration on March 30 at the C.V. Rich Mansion in White Plains. Winners are marked in each category below.

1 MARTINE AT CITY SQUARE, WHITE PLAINS

An art-inspired reinvention of a former office tower, 1 Martine at City Square is a 188-unit luxury rental apartment building with loft-style apartments. The building, part of City Square, comprises a full city block of three buildings and is situated above a 1,000-space parking garage. Touting a SoHo feel, apartments feature 11-feet concrete ceilings, track lighting, and exposed ductwork. Kitchens have custom cabinetry, quartz countertops, and stainless-steel appliances, while bathrooms feature porcelain tiles and custom vanities. Washer and dryer are a plus in every apartment, as are oversized walk-in closets. The lobby is adorned with elegant artwork and is home to a 24/7 concierge service. Amenities include a state-of-the-art fitness center, cinema room, club lounge with a rooftop deck, a ground-floor art shop, pet spa, and indoor parking garage with electric-vehicle charging stations. The property’s private park offers a fountain sundeck, exercise stations, putting greens, bocce court, walking paths, and herb garden, in addition to a café. As part of the developer’s major Rivertowns acquisitions, this 1907 brick warehouse was restored in a storage-to-residential conversion to create three single-level condos. The goal was to preserve the historic building while giving it a total transformation. The land was originally owned by the Vanderbilts, and the building later served as the largest moving-and-storage company in the county. During the restoration, the exterior remained mostly untouched, especially the façade, which details the building’s past. Many of the six-foot window openings, soaring ceilings, and exposed brick were retained to create historically rich condos with a modern flair. The apartments are each three-bed, two-bath and feature wide-plank European-oak flooring, private terraces, oversized Marvin windows, open-concept kitchens, dining, and living spaces. The kitchens boast custom cabinetry, quartz countertops, Bosch appliances, and eight-foot islands. The third bedroom in each condo has pocket doors, opening into the living area, for an easy conversion to an office or for additional space. Additionally, the apartments feature ductless healing/cooling and radiant flooring in the bathrooms. Private elevator entry is available for each unit.

Dan Bsharat of Hudson Hill Partners says, “The historic façade signage, exposed brick, and oversized windows offer a unique draw [for those] looking for an ‘in-between’ suburban experience and for downsizing baby boomers.” Bsharat explains the project’s rarity: “Retrofitting an old structure to comply with current codes required creative thought and close collaboration with our design professionals. Formerly an industrial structure near garages and manufacturing buildings, this 65-unit multifamily residential rental building by The Norden Lofts, LLC, and Papp Architects P.C., includes studios, one-bedroom, and two-bedroom apartments. The apartments range from 430 square feet to 1,120 square feet. The 56,000-square-foot building’s apartments feature quartz counters, built-in stainless-steel appliances, hardwood floors, closeted washer/dryers, casement windows, and high ceilings with exposed pipes and ducts. Amenities include a state-of-the-art fitness center, bocce court, club room, bike racks, virtual doorman, and gated parking. The pet-friendly building also offers a pet-grooming station. Gamers can take advantage of the pool table and foosball. For commuters, the transit-oriented development is in proximity to the train station, bus terminal, and the Bronx River Parkway. THE ST. REGIS RESIDENCES, RYE

The world’s first St. Regis Residences property to operate without a supporting hotel, this Sound Shore development is a 92-unit condominium complex situated on seven landscaped acres. The exterior features shingle-style architecture and peaked gable rooflines. One-to four-bedroom residences are located in five interconnected buildings around a central courtyard with a firepit and water features. Luxurious features include gated entrances, gardens, walking paths, resident lounges, and an underground, heated parking garage. The property offers St. Regis’ signature butler service, a 24-hour concierge, full-time property management, valet parking, package-and-mail delivery, and doorman and porter services. Additional amenities include a large fitness center; a private, 12-seat boardroom; a 50-foot indoor pool and whirlpool spa; a wellness complex complete with saunas, steam showers, and spa treatment rooms; a 16-seat, theater-style screening room; library with a two-sided fireplace and local artwork; and several lounges. PRINT HOUSE LOFTS, DOBBS FERRY

This prewar building built around 1896 is now a mixed-use development that features 16 luxury residential condominiums on the top floors and two retail units on the ground-floor: boutique shop At Land and wellness studio barre3. The building, built by BRB Construction and developed by Oceana Partners, was designed to preserve its roots while offering modern finishing and amenities. The one-to three-bedroom condos range in size from 1,200 to 2,600 square feet and feature the feel of the former factory, with exposed pipes, brick, and beams, alongside such modern details as wide-plank white-oak flooring, custom kitchen cabinetry, and quartz kitchen islands. A six-story rental building comprising 73 studio apartments, NewRo Studios was created to attract local artists (with 11 affordable units for artists only). The development’s below-market-rate apartments, gallery, rooftop performance area, and 3,000 square feet of shared workspace are all intended to appeal to the creative community. The apartments have an NYC feel, with an industrial design and luxury features. Boasting open floor plans, the units offer high ceilings, premium finishes, custom walk-in closets, gourmet kitchens, rainfall showers, in-unit washer/dryers, and smart technology features. The building showcases original artwork from local artists. The exterior incorporates custom murals commissioned by local artist Emmett Harrell. Amenities include a lounge area, roof, and gym. There are 22 on-site parking spaces available.

This 28-story apartment building was conceived by master developer RXR Realty, along with ABS Partners, Brause Realty, and PS&S Architecture. It is located in the city’s historic Arts District, at the site of a former Loew’s Theatre on Main Street. The complex offers 252 market-rate units and 28 affordable units, 14,000 square feet of retail, and a 10,000-square-foot arts-and-culture space. The transit-oriented, mixed-use development, with proximity to the train station, offers studio, one-bedroom, and two-bedroom units, which have been designed with hardwood flooring; large, walk-in closets; stainless-steel appliances; and Latch keyless technology. Amenities include an outdoor terrace with grills and green space, a game room, an indoor/outdoor yoga studio and fitness center with Peloton bikes, a pet spa, and bicycle storage. On-site valet parking and electric-vehicle charging stations are available. The development touts stellar 360-degree views of Westchester, Long Island Sound, and the Manhattan skyline. Pluses are in-unit washer/dryers, built-in walk-out closets, and eight-foot tall windows. Set on five landscaped acres, Parth Knolls is a 53-unit, multifamily residential apartment complex spread across two buildings. Apartments feature open floor plans with high ceilings, master bedrooms with en-suite baths, luxury finishes, custom cabinetry, large closets, in-unit washer/dryers, and energy-efficient windows. Most units have a study. Amenities include a fitness center, virtual doorman, heated indoor parking garage, outdoor heated pool, a community lounge room, a reading room with a fireplace, walking trails, and indoor bike storage. This custom 10,000-square-foot home, built to Leed Silver standard, was constructed in the 1950s, originally worked on by architect Paul Rudolph. It had not been renovated since, until Comstock executed this gut-renovation addition to bring it into the 21st century. Completely off the grid, the five-bedroom, 6.1 bath home offers radiant heating and cooling, solar shades, and energy-efficient double-pane windows. The midcentury modern interior features wide-plank custom hardwood floors throughout, a custom kitchen with granite countertops, and a Lutron lighting system. The custom home offers high-end finishes, like intricate millwork, stone accents, and five-inch white-oak flooring. All bedrooms have walk-in closets; bathrooms are designed with marble; the kitchen boasts stainless-steel appliances. A butler’s pantry, offices on the first and second floors, and fireplaces decorated in floor-to-ceiling marble add to a luxurious feel. The finished basement features a gym, movie theater, golf simulator, and wet bar. A pool and pool house complete the energy-efficient home.
